You should promptly make your agent aware of the name and contact details of the Solicitor you have instructed to act on your behalf for the sale of your property.
Livingroom will send both the purchaser and your Solicitor a letter of instruction, notifying all parties to the details of the sale with a suggested completion date. Your Solicitor will draw up the contract and release the deeds to the purchaser’s solicitor.
Livingroom will stay in close contact with the purchaser to ensure they are going through the lending applications (if applicable) in a timely manner to avoid any delays. It is likely that your purchaser/their lender will instruct a surveyor, who would arrange access to your property via Livingroom to provide the purchaser/lender with a valuation report, which could be upgraded to a home buyer report or full structural survey of your property.
Please have any approved plans and relevant certifications available for inspection by the purchasers, their advocates and surveyors if your property has undergone any building works. If you have any doubts please speak to Livingroom now and we will be happy to advise you.
Please be aware that your property must remain in the condition as seen when the offer was made. Any damage or alterations to the property that have occurred after the offer was accepted will need to be accepted by all parties.
Any literature or information regarding the day to day workings of your home and appliances would be greatly appreciated by your purchaser.
Once a final completion date has been agreed you should consider arranging final meter readings for gas, water, electricity and telephone.
